Making The Choice Between Roofing Replacement And Repair

Posted by Adriana Noton in Roofing | Comments

Roofing goes bad for many reasons. In some cases, storms may cause damage or stress on the materials. In other cases, it simply goes bad because of its age. Regardless, there are usually signs that it is beginning to wear. In order to save money, it is important to recognize the signs of damage or wear so you can make the right decision between repairing and replacing.

Roofs usually last up to fifteen or more years. The standard for most contractors is to assume a roof that is less than fifteen years old is probably only needing a repair. There are exceptions to this rule. The type of materials used will play a big role in this time frame. Copper, as an example, often lasts up to forty or more years before needing to be replaced. Asphalt tiles may not last as long if there is particularly harsh weather during the cold months. This stress can cause them to break down much faster.

There are different expiration dates based on the type of materials used. Obviously, the cheaper materials, such as asphalt tiles are not able to withstand weather issues as well as metal and concrete supplies. Copper and tin roofs often have a much longer survival rate. If the roof is flat, the damage may be more severe than sloping situations. Run-offs are necessary to prevent water and other items from settling and causing additional damage to the materials.

Storm systems may roll through the area and cause significant damage. A tree branch falling through a roof makes the decision for you. However, high winds, strong rains, snow, and ice all do damage to the materials that may not be as easily noticed. After any major storm front, it is a good idea to perform a visual inspection. If you notice anything amiss, you may want to have a more thorough inspection done for unseen damage.

Internal signs may not show immediately. When a water stain begins to appear on a ceiling or wall it is an indication of a problem. Unfortunately, the problem may have existed for sometime. If there is upstairs plumbing, the roof may not be the problem. In these cases, it is often suggested to have a professional do an inspection to determine the source of the water before moving forward.

Visually inspect the outside of the roof for problems. Dark streaks, algae, and cracked or missing tiles are all signs of potential damage. If a tree or vine has grown under some of the tiles, they will need to be replaced after the vine or tree branch is cut back. Sagging sections are also a indication of a significant problem.

Repairs are not always the solution. In most cases, simple repairs can be done to the section that is damaged or worn. However, there are factors that suggest a complete replacement is needed. For instance, if the roof is approaching its expiration date, and the repairs are becoming more frequent, you may consider replacement to save money.

Quality roofing is important for both looks and protection. It will protect you from the elements, and keep your belongings from sustaining water damage. If you are not familiar with the different materials, you may want to seek the advice of more than one professional before making your decision.
