There are a wide range of roofing materials for homeowners to choose from. Cost is probably the most dominant reason for selecting one over another, though some forms of roofing materials have advantages and disadvantages in different environmental conditions. Unless a great deal of money is spent on particularly hard-wearing materials, such as slate (which can last up to one hundred years in some circumstances), then it is likely that problems will be experienced at some point in time.
Unless you are fortunate to either only ever experience living under newly installed roofs, or you live in an apartment, the chances are that you will encounter a leaky roof at some point in time. A leaking roof can either be caused by a very small and easily repairable problem such as a few cracked tiles, or it could be caused as a result of extensive damage from extreme weather conditions affecting an aging material. If you have a leaking flat roof, then it could be due to pooling, poor installation or simply just aging that has caused the leak.
Some other common problems with roofs are known as blow-offs, billowing or tenting. This is where wind can force the roof membranes or materials away from their fixings either allowing air into a building or in a worst-case scenario, tearing the material from its fixings completely. Again, this is commonly caused by poor installation, though extreme weather conditions such as high speed winds put unexpectedly high amounts of pressure on fixings, causing them to fail.
In the end, the most frequent cause of premature roof failure comes down to improper installation. There is an art, some might say, to proper roof installation and although the techniques may seem simple to an outsider, in fact there can be some complex engineering involved in creating a long-lasting, efficient and well constructed roof. Cutting corners in fitting roofing will reduce the lifespan of the roof material in one way or another, meaning that it will need to be repaired or replaced much sooner than anticipated.
Another reason for problems with roofs is due to poor maintenance. If it is evident that the roof is beginning to fail in certain areas, then unless something is done to rectify the situation, things can go downhill at an increasingly faster pace. One problem can easily lead to another and another and before you know it, the roof can fail completely, requiring complete replacement. It is important to always be aware of the condition of your roof and keep an eye out for any prevalent or potentially problematic areas, and get them fixed as soon as possible.
